A villa move in Abu Dhabi costs between AED 2,200 for a 3-bedroom villa and AED 6,500 for a six-bedroom one, charged as a single flat fee. That fee covers the full crew, the trucks the villa actually needs, all packing materials, dismantling and reassembly, high-value and bulky items, garden and outdoor furniture, gate-pass and permit coordination, road tolls and fuel. The number is fixed in writing before we arrive and does not change on the invoice.

A villa is its own kind of move. There is more ground to cover, more floors, a garden, and the items people worry about most: a piano, a safe, gym equipment, chandeliers, oversized wardrobes and beds. On top of that, most villa communities in Abu Dhabi are gated and will not let a truck through without a move-out permit arranged in advance. We have been moving Abu Dhabi villas since 2013, so we plan the crew, the trucks and the paperwork around all of it.

What Makes Moving a Villa Different

A villa is not just a bigger house. Three things make it harder, and they are exactly what we plan for: the gated compound, the garden and grounds, and the high-value items most movers would rather not touch.

Gated compounds and permits

Most villa communities will not open the gate for a moving truck without a move-out permit arranged ahead of time. We handle the gate pass and the permit so the crew is not turned away on the day. Here is the full move-out permit (NOC) process.

Gardens and outdoor space

Patio sets, barbecues, outdoor sofas, potted plants and garden equipment all need protected handling and the right loading. It is space an apartment or a small house simply does not have.

High-value and bulky items

Pianos, safes, gym equipment, chandeliers, large mirrors and oversized wardrobes. We move them all, wrapped and braced properly, instead of leaving the pieces you care about most to chance.

Multiple floors

Villas have internal staircases, so heavy items have to be carried up and down safely. We plan the route and the crew for it before the truck arrives, not on the spot.

Freestanding wardrobes and big beds

Villa wardrobes and beds are large and freestanding, which means dismantling them to move and rebuilding them at the new villa. It is one of the most time-consuming parts of the day, and it is in the flat fee.

Maid's and driver's rooms

Most villas include separate staff rooms with their own furniture and belongings. They are packed and moved as part of the same flat fee, never billed as an extra.

Villa Moving Across Abu Dhabi's Communities

Gate passes, move-out permits and fees are different in every community, and getting them wrong stops a move at the gate. From years of villa moves across the capital, here is what each one actually needs.

Al Raha Gardens

A gated villa community where access and a move-out permit need arranging before the day. We have run full villa moves here, including content-heavy homes that take a large crew and several trucks to clear in one go.

Khalifa City villas

Much of Khalifa City is open, non-gated housing, so gate passes are usually not needed. The gated compounds, Al Forsan and Al Rayyana, are the exception, where a gate pass and a move-out NOC are essential before the crew can enter.

Al Reef Villas

A move-out permit is mandatory and must be arranged at least three days ahead. There is an AED 150 move-out fee (moving in is free), and permits are not issued on Saturday or Sunday, so the timing has to allow for the weekend closure.

How much does it cost to move a villa in Abu Dhabi?
Villa moving in Abu Dhabi is a flat fee: 3-bedroom AED 2,200 to 3,500, 4-bedroom AED 2,800 to 4,500, 5-bedroom AED 3,500 to 5,500, and 6-bedroom or larger AED 4,500 to 6,500. Each range includes packing materials, the full crew, the trucks, dismantling and reassembly, high-value items, garden handling, permits, tolls and fuel. Do I need a gate pass or move-out permit for my villa?
In most gated villa communities, yes. Al Raha Gardens, Al Forsan and Al Rayyana, Al Reef, Saadiyat and Yas all require a move-out permit, and some need a gate pass and three days' notice. Al Reef also charges AED 150 to move out, while moving in is free, and several communities do not issue permits on weekends. Open areas like much of Khalifa City usually need nothing. Do you move pianos, safes, gym equipment and chandeliers?
Yes. High-value and bulky items are a core part of villa moving for us. We wrap and brace pianos and safes, dismantle and move gym equipment, and take chandeliers and light fittings down for transport and rehang them at the new villa. These are handled within the flat fee, not charged as extras.
Do you handle the garden and outdoor furniture?
Yes. Patio sets, outdoor sofas, barbecues, garden equipment and potted plants are protected and loaded properly as part of the villa move. It is one of the things that separates a villa move from a house or apartment move, and it is included in the fee.
How big a crew do you send for a villa?
We size the team to the villa: around 6 to 7 movers with 2 trucks for a 3-bedroom, 8 to 10 movers with 3 trucks for a 4 to 5-bedroom, and 12 movers with 4 trucks for a 6-bedroom or larger. A content-heavy villa can need more, for example a full villa in Al Raha Gardens that took 12 movers and 3 trucks. We do not quote a fixed finish time, because traffic, access and contents that only appear on the day all affect it, but we bring enough crew to clear the villa in one organised day.
Can you reassemble large wardrobes and beds at the new villa?
Yes. Villas usually have large freestanding wardrobes and oversized beds that must be dismantled to move safely and rebuilt on arrival. Dining tables and large units are handled the same way, all within the flat fee.
Do you move villas across emirates, not just within Abu Dhabi?
Yes. Villa moves run within Abu Dhabi and across the UAE, including Abu Dhabi to Dubai and other inter-emirate routes. Road tolls and fuel are always part of the flat fee, so a longer route does not mean surprise charges.
